Step 2
Assess Your Land's Potential
We carry out a full planning and viability assessment entirely at our cost. You don't lift a finger — we handle everything behind the scenes and come back to you with a clear picture of what your land could achieve.

Step 3
Clear Offer & Option Agreement
We present a straightforward offer and walk you through the option agreement in plain English. All legal costs are covered by us. Your land stays in your ownership and use throughout — nothing changes for you day to day.

Step 4
We Handle the Planning — You Stay Informed
We submit and manage the entire planning process — architects, surveys, council submissions, and all professional fees. Planning decisions are set by the local authority and typically take 7–14 months. We keep you regularly updated at every stage so you always know where things stand.

Step 5
Your Payday
Once planning permission is secured, your land is marketed to our developer network and you receive your payment, as outlined in step 3. Payment typically reflects 3–4 times the preplanning value of your land.

Step 6
You Choose a Charity We Donate
This is the step that makes Everoak Developments different. Once your deal completes, you nominate any registered local charity — a hospice, village hall, sports club, or cause close to your heart. We donate a portion of our profits directly to them.
